Developer – IQ Student Accommodation – has plans to redevelop two sites in Manchester into student accommodation. The plans align with their 15-year estates strategy.
The proposals were drawn up by SimpsonHaugh architects and Turley were appointed for the planning consultancy. An informal consultation took place in July 2020 which will be followed by a formal consultation – which is subject to sign off this week by the council’s executive committee.
The two redevelopment sites in Manchester
One site earmarked for works is on Granby Row in Manchester city centre. It comprises purpose-built student accommodation (PBSA) blocks Fairfield House and Lambert House. The developer plans to reactivate commercial on its ground floors.
The site also has a vacant office building – Bainbridge House – which IQ Student Accommodation wants to use to build a 55-storey building which would provide coliving and hotel accommodation.
The second site earmarked for redevelopment is Pendulum Hotel on Charles Street and Weston Hall. Plans for the site include a mix of PBSA, residential and commercial and retail units on the ground floor.
“The Charles Street and Granby Row Development Framework covers important but underutilised parts of the city, with the potential to significantly contribute towards Manchester’s regeneration and growth ambitions.”Quoted in a report to the council
