Green light for Tri7 and Fusion Group’s Loughborough PBSA plans

With plans to develop a fitness focussed purpose-built student accommodation (PBSA) scheme in Loughborough, the Tri7 and Fusion Group JV secures planning approval.

Specialist UK value-add real estate investment and asset management firm – Tri7 – and its joint venture partner student accommodation developer and operator – Fusion Group – secure planning permission from Charnwood Borough Council for a PBSA scheme in Loughborough.

Approved plans will see the development of a nine-storey building containing 541 student bedrooms at Limehurst Avenue, on the derelict brownfield site adjacent to the Grand Union Canal Basin. A 20-minute walk from Loughborough train station and Loughborough University’s campus, the scheme is also a short distance from the town centre.

The planning application was submitted by Fusion Group and Tri7 following extensive consultation with local residents and Loughborough University – which is renowned for its sports and fitness courses.

Designed by architects Corstorphine & Wright, the PBSA development will feature outdoor amenity space that encourages wellbeing, a spa-led recovery facility onsite, study spaces and a library. The scheme will also target BREEAM Excellent accreditation and deliver a 143% biodiversity net gain.

The new PBSA development is set to be delivered in time for the 2027/28 academic year.
