Watkin Jones has practically completed the Metalworks PBSA development in Dalby Avenue, Bristol on behalf of leading global investment firm KKR. The development topped out in August 2023 and was marked by laying the last remaining concrete at the top of the highest building.
The Metalworks PBSA development includes 819 student beds in a variety of cluster flats ranging from five to 12 beds, designed to provide students with modern living spaces.
The scheme offers approximately 15,000 sq ft of internal amenity areas and includes two cinema rooms and onsite laundries, in addition to a large retail space. Extensive outdoor amenities includes a landscaped courtyard and communal gardens.
The attractive landscaping at the scheme promotes local biodiversity, while the outdoor communal spaces – including a courtyard and high-quality public areas – provide residents with access to the newly revitalised Malago River corridor.
Fresh, Watkin Jones Group’s specialist accommodation management business will operate the scheme.
“We are thrilled to welcome KKR as a new client and to be entrusted with managing their PBSA Metalworks development in Dalby Avenue. This marks our third property in Bristol, where we have successfully operated for a number of years.
“At Fresh, we are committed to delivering exceptional living experiences for our residents and this development is a perfect example of that commitment. With its modern facilities, location and thoughtful design, we are confident it will meet the needs of Bristol’s growing student population by welcoming them to the vibrant community in Bedminster.”

The Metalworks development also prioritises resident experience, offering technology-enabled living, achieving WiredScore Platinum certification.
“Watkin Jones is proud to play a pivotal role in addressing Bristol’s acute housing shortage. As the city continues to be a top destination for students, Metalworks not only provides much- needed high-quality housing but also strengthens the community by ensuring students have access to safe, modern living spaces. It also demonstrates our commitment to supporting Bristol’s growth and ensuring it remains an attractive destination of choice for students to live and study.”

Strategically located with excellent connectivity, Metalworks offers easy access to university campuses and is a short walk from Bedminster train station and Bristol’s vibrant city centre.
This prime location supports the city’s appeal as a top destination for higher education, with Bristol’s two established universities attracting a large student population.
However, the city faces a shortage of PBSA options and the Metalworks scheme will help support the continued growing demand for student housing in Bristol.
