
Global Mutual and Patron Capital’s plans to convert an existing office space at the St Johns Centre in Leeds into a purpose-built student accommodation (PBSA) have been approved by Leeds City Council.
The existing building on the site is used for a mix of uses including retail, commercial and offices. The development would not involve any loss of existing housing, in particular, the loss of residential family accommodation.
Designed by Leonard Design Architects, the PBSA scheme will see the existing office space replaced with 287 student bedrooms in a mix of studios or cluster bedrooms. The central courtyard of the shopping centre will be transformed into a private roof garden.
The use of materials have been considered to ensure that the scheme fits within its surroundings, as well as ensuring longevity and a quality finish. Removal of the existing cladding to improve fire safety by replacing with non-combustible cladding and insulation will also improve the building performance.
The decision to repurpose – rather than demolish – the existing building with a targeted BREEAM Excellent rating was also backed by Leeds Civic Trust.

A public consultation held in April 2024 found an overwhelming majority of respondents supported the proposals, with the majority describing the site and location as ideal for new student accommodation.
Located within the city centre, future residents of the St John’s Centre scheme will benefit from access to Leeds Beckett University, the Leeds University of Arts and the University of Leeds on foot, by bicycle or public transport.
Global Mutual and Patron Capital are now seeking a commercial operator to develop the scheme and accept students for the 2027/28 academic year.
