The Causeway Group has secured planning permission to transform a nightclub into a 38-bedroom PBSA scheme in Waterford, in the south-east of Ireland. Planning was granted following inspection from An Bord Pleanala.

The Sinnotts Nightclub will be transformed into a PBSA scheme and in total, the application proposes seven residential student units on the ground floor, 19 units on the 1st floor, and 12 units on the top floor.

In addition to residential units, the plans also include communal facilities including dining rooms, a games room, gym and social areas. Accompanying the planning application was also a request to change the property use from licensed premises to PBSA.

The site is located at the corner/junction of John Street and Manor Street in Waterford City and the historic building was sold in 2005 for over €10m.

The Causeway Group first sought planning permission for the scheme in July 2023. Plans included provision for the partial demolition of existing vacant derelict structures at 29 and 30 John Street, and the construction of three-storey buildings to amalgamate with the existing Sinnott’s property and numbers 27, 28, 31, rear of 31A and 32 John Street.
