Southside Student Build submit plans to extend Edinburgh PBSA

Southside Student Build has submitted plans to include additional PBSA beds in Edinburgh at a site that has secured planning permission.

Southside Student Build has submitted plans to add a further 13 bedrooms to a purpose-built student accommodation (PBSA) site that has already secured planning permission in Edinburgh.

In September 2023, the initial plans submitted by 83S Student Residence for 48 apartments on the site were granted, with a further 138 units given the green light in August 2024.

If the further extension is given the go-ahead, the Northfield Fry takeaway on Northfield Drive, which sits adjacent to the cleared site, would be demolished and replaced with a five-storey PBSA development with associated amenity and cycle parking.

“The building will accommodate 13 student dwellings. A generously sized and fully self-sufficient accessible studio is proposed off the ground floor with accessible shower room, cooking/ dining facilities, a lounge area and a work station promoting independent living.”

Southside Student Build has teamed up with One Foot Square Architects on this new plan. The site presents an opportunity to continue and complete the crescent form of the Willowbrae Road PBSA building on this prominent corner plot.

A reception would be situated on the ground floor facing Northfield Drive providing security for the building. The proposed PBSA has the same number of storeys off the street as the consented scheme and an identical roof height.

“The planning permission will allow the delivery of independent student accommodation adjacent to the recently consented student accommodation development located at 229 Willowbrae Road.

“The two schemes are completely compatible with each other, and could equally be delivered in tandem subject to agreement between the applicants.

“The site presents a real opportunity to continue and complete the crescent form of the Willowbrae Road PBSA building on this prominent corner plot.”

 If the 13 apartments are given the green light, 180 units will be delivered as part of the new PBSA scheme.
