The scheme will serve students from Exeter University, with the target market being UK-based and overseas undergraduate students in their second and third years. The majority of the first-year student population is set to seek accommodation within university halls on campus.

The site is situated close to the historic centre of Exeter, and lies within the Longbrook Conservation Area, which contains listed and locally listed buildings, parks and gardens.
