Marlborough and 1835 Property approved for North Terrace PBSA

Marlborough Capital and 1835 Property have secured planning approval to deliver a 33-storey PBSA development in Adelaide.

Marlborough Capital and 1835 Property have been granted planning approval for a AUS$ 400m purpose-built student accommodation (PBSA) scheme on North Terrace, Adelaide. It will replace the current car park site at the rear of Trinity Church at 88 North Terrace.

The 33-storey development is set to start construction in January and is slated to be completed by April 2028. The building will deliver 1002 bedrooms in a mix of studio, shared and premium apartment options.

Amenities include a cinema, 24/7 gym, yoga studio, collaborative study zones, social lounges, communal kitchen and dining spaces, a cafe and public piazza. This project blends modern innovation with respect for Adelaide’s heritage, cementing its status as a global destination for students and visitors alike.

As co-developers, Marlborough Capital and 1835 Property first filed plans for a similar $450m development on the site in 2022, which were withdrawn and replaced with a version of the now-approved plans. The 2022 plans were for a 28-level office building, but the developers pivoted to PBSA to capitalise on the merging of UniSA and the University of Adelaide.

Trinity Church Network is in full support of the project, which will also incorporate significant heritage upgrades across the Church’s historic landholding. This will include a new ministry and administration facilities for Trinity Church.

The PBSA sector in South Australia is on the rise with 3,121 student bedrooms either under construction, in planning or approved as applications ramp up in Adelaide, according to an Urbis’ benchmark report from March.
