
Modular construction specialists Stelling Properties has achieved the award for Best Use of Volumetric Technology and the highly coveted Winner of Winners Award for its landmark purpose-built student accommodation (PBSA) project in Southampton at the tenth Offsite Awards.
Its R&D team also won the Product Innovation Award in collaboration with Aalter for the Stelling Properties Building Configurator.
The Offsite Awards ceremony shone a spotlight on the leading businesses and innovators at the forefront of offsite construction in the UK.
This year, the awards received over 200 entries in 23 categories. The winners were announced at a ceremony at Coventry Arena as part of Offsite Expo and Offsite Construction Week.

Stelling’s winning development – 31 High Street – is a pioneering regeneration project in Southampton which has brought a fire damaged building back to life after it remained derelict for over a decade.
The development represents a £12m investment by Stelling to develop this prominent and highly constrained site using advanced modular technology.
The original listed stone façade of the former Bank of England building has been restored and a five-storey modular extension has provided 121 self-contained studio apartments. It will help meet the critical undersupply of student accommodation in the city.

“The challenges of working on a heritage site and a constrained city centre location were overcome by intelligent use of volumetric technology along with traditional elements.

The Building Configurator represents a significant leap forward in the application of modular construction for major multi-occupancy residential developments, by automating design workflows to radically reduce project time and cost, and to empower smarter decision-making.

This site is completely enclosed on three sides and would have been extremely difficult to develop using traditional construction methods.
