Conygar’s second phase of The Island Quarter PBSA set for approval

Conygar has submitted planning for new purpose-built student accommodation (PBSA) as part of Phase 2B of The Island Quarter scheme in Nottingham.

Following the submission of a planning application for a second PBSA building at The Island Quarter in Nottingham, Conygar’s proposals – which form part of Phase 2B – have been recommended for approval ahead of a planning committee meeting on 18 December 2024.

The developer has incorporated feedback from stakeholders to refine the building’s design. Aesthetic considerations, such as improved landscaping and an architectural style that complements the surrounding area, were pivotal in securing approval from city planners.

Proposals include the delivery of 394 student beds arranged within a ‘V’ shape building, split into four adjoining ‘blocks’ of between 7 and 11 storeys. Of the 394 beds, 313 of these would be provided within cluster flats and the remaining bedspaces within single occupancy studios.

Key sustainability features include air-source heat pumps, photovoltaic panels, and a commitment to biodiversity. The development’s biodiversity net gain metric demonstrates a remarkable 473.57% increase in habitat units, exceeding statutory requirements.

The S106 financial contributions tied to the project reflect its scale and impact on local infrastructure. These include £856,186 for affordable housing, £517,842 for public open space enhancements, and £124,514 to support local employment and training initiatives.

The Island Quarter could eventually be home to over 1,000 students from the University of Nottingham and Nottingham Trent University.

The development is expected to ease pressures on traditional housing and support the city’s growing student population, with proximity to Nottingham Trent University and public transport connections to the University of Nottingham’s campuses.

This is the second phase of student accommodation at Conygar’s The Island Quarter development, with construction completed at the 693-bedroom Winfield Court this year.
