Wembley Edge Property submit plans for Wembley PBSA

With the proposed scheme, Wembley Edge Property aims to address the ‘significant shortfall of spaces’ in the Wembley borough.

Wembley Edge Property Ltd has submitted plans for a new purpose-built student accommodation (PBSA) development in the Northwest London borough. The new scheme will deliver 759-bedrooms in a mix of 192 cluster units and 567 studio units.

Situated both to the north and south of Fifth Way, the PBSA plans aim to replace the existing waste management centre. This would involve the demolition of the on-site buildings and structures and the development of up to seven buildings ranging in height from five to 15 storeys.

A 100 sqm cafe, car parking with servicing facilities and disabled parking spaces, 609 cycle parking spaces, amenity space (internal and external), 1,232 sqm of light industrial floorspace, new public realm, landscaping and alterations to vehicular access will also be delivered.

Designed by BUJ Architects, the building will utilise efficient layouts and design solutions to maximise available space and ensure all rooms would receive adequate daylight and would not be at risk of overheating.

The existing brownfield site consists of an elongated parcel of land approximately 0.6ha in size. This site is divided by Fifth Way, with the larger parcel (c. 0.45ha) to the south of Fifth Way and a smaller parcel (c.0.15ha) to the north.

The south parcel is currently occupied by Glynns Skip Hire and is allocated as a West London Waste Plan protected site. All existing associated low rise buildings on this site are proposed to be demolished.

The north parcel currently contains shipping container type structures as well as areas for open storage and hardstanding, used in association with the waste use.

Surrounding land uses vary in this location. To the west, sites have been subject to recent redevelopment – the former Kelaty House site has been redeveloped to provide PBSA and serviced apartments, in buildings of up to 13 storeys.

Also to the west Arch View House has been redeveloped as PBSA, in buildings of up to 11 storeys. Other sites to the west, south and south-west are currently in a range of different employment generating, mostly industrial type uses in lower rise buildings.

Adjacent to the north land parcel (to its western side) is the former Euro House site, which is currently under construction to deliver residential accommodation and commercial floorspace in buildings of up to 23 storeys. Wembley Stadium is located around 250m to the southwest of the site.
